Equestrian Development in the Wiltshire Countryside
Permission granted for a riding arena and change of use of land to equestrian.
The Brief
Our clients, who are keen riders, approached us following the purchase of their new home in the Wiltshire countryside. Whilst the property benefitted from stabling, it had very limited paddock space for gazing and exercising their horses, and no other equestrian facilities.
Our brief was to achieve planning consent for the change of use of surrounding agricultural land to equestrian, and the erection of a riding arena.
Our Solution
Whilst the Wiltshire Core Strategy makes no specific mention of equestrian development, we made the case that this should be considered acceptable in a rural location and highlighted that the National Planning Policy Framework states that planning decisions should support sustainable rural leisure developments.
We further provided a set of precedent examples of other similar developments approved recently to support our case.
